Luke Air Force Base is in Glendale, Arizona, in the West Valley near Litchfield Road and Glendale Avenue, close to the Litchfield Park area. If you have orders to Luke, or you're stationed there and ready to buy or sell, you're working against a report date, a moving truck and a lot of unknowns. I'm Jesus Sanchez, a West Valley real estate agent experienced with helping service members, veterans and their households buy and sell homes around Luke.

Where people near Luke tend to look

Commute time to the gate matters, so most buyers moving to Luke start their search in nearby West Valley cities:

  • Surprise – a large selection of newer neighborhoods northwest of the base.
  • Glendale – the city Luke is located in, with established areas and newer builds on the west side.
  • Litchfield Park and Waddell – close to the base, with a mix of older homes and new construction.
  • Goodyear and Buckeye – communities to the south and west with plenty of options.
  • Peoria – a wide range of home styles and price points.

If your plans or your partner's work take you farther, I also help buyers across Phoenix Metro, the East Valley, Casa Grande and Maricopa.

VA loan basics

The VA home loan benefit can help eligible veterans, service members and some surviving spouses buy, build, improve or refinance a home. Most VA-backed loans are made by private lenders, with part of the loan backed by the U.S. Department of Veterans Affairs. You still need to meet credit, income and occupancy requirements from both the VA and your lender. Points buyers usually ask about:

  • Down payment: the VA program may allow eligible buyers to purchase with little or no money down. Your lender will explain the actual loan terms, rate and APR, so check those with your lender before you decide.
  • No monthly mortgage insurance: the program doesn't require it. Instead, most borrowers pay a one-time VA funding fee, which can be paid at closing or financed into the loan.
  • Funding fee exemptions: you may not pay the fee if, for example, you receive VA compensation for a service-connected disability, or you're an active-duty member who received a Purple Heart and provide proof on or before closing.
  • Certificate of Eligibility (COE): you can request it online, or your lender can request it for you.
  • Seller help: VA allows sellers to pay closing costs, while limiting seller concessions to 4% of the home's reasonable value. We can factor this into your offer strategy.
  • VA appraisal: the appraisal fee is one of the closing costs, and I'll plan for it in your timeline.

I'm not a lender and I don't represent the VA. I'll connect you with experienced VA lenders so you can compare options and get an accurate pre-approval.

Understanding BAH

Basic Allowance for Housing (BAH) is paid to eligible members assigned within the 50 states who aren't furnished government housing. The rate is based on your rank, your dependency status and your permanent duty station ZIP code, and you can look it up with the official BAH calculator. The Defense Department notes that BAH is not intended to cover all housing costs, and it's based on local rental costs. Many buyers use it as a starting point for a monthly budget, but your lender and your own comfort level should decide the final number.

Buying from out of state

Many buyers relocating to Luke are still at their current duty station when they start. I can help with:

  • Live video tours and detailed photos of homes and neighborhoods
  • Coordinating inspections, appraisal and walkthroughs on your timeline
  • Planning your closing date around your report date when possible

Selling when you PCS out

Leaving Luke? I'll help you price your home, prepare it for market and handle showings while you focus on the move. If you're thinking about keeping the home as a rental, I'll give you an honest look at both options so you can talk it over with a tax professional.

FAQs

Where exactly is Luke AFB?
Luke is in Glendale, near Litchfield Road and Glendale Avenue, close to the Litchfield Park area. I'll map your commute to the base for any home you're considering.

Can I use my VA loan benefit more than once?
Often, yes. The VA says entitlement may be restored, for example after you sell the home and pay off the prior loan, and you may also have remaining entitlement. Your lender can review your situation.

Do VA loans have a funding fee?
Most do, but some borrowers are exempt, including many who receive VA compensation for a service-connected disability. Confirm with your lender.

Can I buy a home before I arrive in Arizona?
Many buyers start remotely using video tours and electronic signing where available. I'll guide you through each step.

Is BAH the same as my loan budget?
No. BAH is a housing allowance; your loan approval depends on your full financial picture. Talk with your lender.
