About Sun City West, AZ
Sun City West is an unincorporated community in Maricopa County, next to Surprise, where I'm relocating. Del Webb broke ground on it in 1978 as the follow-up to the original Sun City a few miles southeast, and most of its homes were built from the late 1970s through the 1990s. Because it isn't a city, Maricopa County provides local government.
Sun City West is an age-restricted (55+) community. Its recorded deed restrictions (CC&Rs) require at least one resident age 55 or older in each home and don't allow anyone under 19 to live there permanently, under the federal Housing for Older Persons Act. We read the CC&Rs together before you write an offer.

The Recreation Centers of Sun City West, a nonprofit owned by its members, runs seven golf courses, four recreation centers, a library, a bowling center and many clubs. Owners pay required annual dues plus a one-time fee when they buy. Banner Del E. Webb Medical Center is in the community, and shopping and dining along Bell Road and in Surprise are close by.
Sun City West is a separate community from Sun City and from Sun City Grand in Surprise, with its own rules and fees. I can help you compare all three side by side.
