Surprise vs. Buckeye vs. Goodyear: Comparing Three West Valley Cities

by Jesus Sanchez

If you are shopping west of Phoenix, three names come up again and again: Surprise, Buckeye, and Goodyear. All three have grown fast, all three have a lot of new construction, and all three can look alike from a listing photo. On the ground they are quite different. Where you work, how you drive, and what kind of lot you want will usually decide it.

This guide compares the three on the things that matter day to day. It describes the places and the homes. Which one fits is your call.

Getting around: freeways and commute

Your commute is often the deciding factor, so start here. Drive the route at the hour you would actually be driving it before you write an offer.

Goodyear sits along Interstate 10 and is the closest of the three to central Phoenix. Loop 303 also runs through the west side of the city. If you commute east on I-10 toward downtown or the airport, Goodyear generally gives you the shortest drive of the three.

Surprise is in the northwest valley along Grand Avenue (US 60) and Loop 303. The 303 connects south to I-10 and north toward I-17, so it works well for jobs in the northwest valley and along the 303 corridor.

Buckeye is the farthest west. Most of its neighborhoods reach the rest of the valley by I-10, and Verrado and the newer communities north of the freeway sit against the White Tank Mountains. You typically trade more drive time for newer homes and more room.

Home styles and new construction

Surprise has a wide mix of ages, from neighborhoods built in the 1990s and 2000s to brand new communities north and west of Loop 303. You can find resale single-story homes on established streets and new builds a few miles away.

Goodyear mixes established neighborhoods near I-10 with master-planned communities to the south, including Estrella, which is built around lakes and the Sierra Estrella foothills. New construction continues on the south and west sides of the city.

Buckeye is where much of the West Valley's newest building is happening. Verrado is a long-established master-planned community at the foot of the White Tanks. Teravalis, a 37,000-acre master plan by Howard Hughes north of I-10, opened its first village, Floreo, in late 2025, with builders including Lennar, KB Home, Meritage, and Century Communities. (More in our Teravalis guide.) Buckeye also has more rural parcels and larger lots outside the master plans, which matters if you want space, a shop, or room for animals where zoning allows.

Things to do

Surprise is home to Surprise Stadium, the spring training home of the Texas Rangers and Kansas City Royals, part of a large city recreation campus with tennis, aquatics, and parks.

Goodyear has Goodyear Ballpark, the spring training home of the Cleveland Guardians and Cincinnati Reds, plus a large retail corridor along I-10 and Estrella Parkway.

Buckeye leans toward open desert and mountain access. Skyline Regional Park, a city preserve in the southern White Tank Mountains, has free entry and miles of hiking, mountain-bike, and horseback trails, and the master-planned communities have their own parks and pools.

Questions to ask about any home in these three cities

  • HOA or not? Most master-planned homes have an HOA. Ask for the monthly dues, what they cover, and the rules on RVs, parking, and rentals.
  • Water and utilities. Ask which provider serves the home. In fast-growing parts of the West Valley, water service and assured water supply are worth confirming for any new lot.
  • Special taxing districts. Some newer communities use community facilities districts that add to the property tax bill. Ask for the full tax amount, not just the base rate.
  • What is being built next door? Check the city's planning maps for open land around the home. An empty field today can be a warehouse or a freeway interchange in a few years.
  • Lot direction and size. A north-facing backyard and a larger lot make a real difference in an Arizona summer.
